08: Closing Day for your viera home

Crossing the Finish Line with Confidence

The final step in your Viera home selling journey is the closing, also known as the settlement. After weeks of preparation, showings, and negotiations, this is the rewarding moment where your hard work pays off.

This formal meeting—often held at a title company office or via a mobile notary—is where legal ownership of the property officially transfers from you to the buyer. At the closing table, you will sign the final deed and transfer documents, the buyer will sign their loan paperwork, and the closing agent (typically from a title company or an attorney's office) will disburse all funds.

Arriving prepared and with a clear understanding of the final numbers ensures a smooth, stress-free, and successful conclusion to your transaction.

Understanding Your Closing Costs

Sellers in Florida are responsible for a specific set of closing costs, which are deducted directly from your sale proceeds at the closing table. It is important to note that these out-of-pocket costs are separate from, and in addition to, the real estate agent commissions.

The breakdown below highlights the most common expenses a Viera seller can expect to pay:

  • Documentary Stamps on Deed: A state tax calculated at $0.70 per $100 of the sale price.
  • Owner’s Title Insurance Policy: While negotiable in Florida, it is customary for the Seller to pay for this policy to prove clear title.
  • HOA & Master Association Estoppel Fees: Crucial for Viera: You will likely pay two estoppel fees—one for the Master Association (CVCA or VECA) and one for your specific Neighborhood HOA—to verify payment status.
  • CDD/VSD Assessment Proration: You must credit the buyer for the portion of the annual District assessment (Debt Service + O&M) for the days you owned the home during the current year.
  • Property Tax Proration: A credit to the buyer for property taxes accrued from January 1st to the closing date.
  • Municipal Lien Search: A search to ensure there are no open permits (e.g., for that pool or fence) or code violations attached to the property.
  • Title Search & Closing Fee: Fees paid to the title company for conducting the search and facilitating the closing.

Preparing for Closing

A smooth closing is the direct result of proactive preparation. Before sitting down to sign, the buyer will conduct a final walk-through of the property, typically within 24 hours of closing. This is to ensure the home is in the exact same condition as when they signed the contract and that any agreed-upon repairs have been successfully completed.

To prevent any last-minute delays or friction, sellers should gather all necessary documents and items well in advance.

The Viera Seller's Final Checklist

Bring the following essential items to your closing appointment, or leave them neatly organized on the kitchen counter for the new owners:

  • Keys & Access Devices: Gather all physical house keys, cluster mailbox keys, garage door remotes, and neighborhood gate clickers.
  • Amenity Fobs/Cards: Do not forget the community pool fobs or keys. Replacing these can be frustrating for the new buyer. If your home is part of the Addison Village Club, such as Trasona Cove or Sierra Cove, make sure to bring the specific access cards.
  • Government-Issued Photo ID: A valid, unexpired driver's license or passport is legally required for the notary.
  • Bank Account Information: In most cases, the title company will contact you securely before closing to receive your official wiring instructions so your proceeds land safely in your account.
  • Repair Receipts: Bring physical or digital proof that any negotiated repairs (e.g., roof patches or HVAC servicing) were completed by licensed professionals.
  • Hurricane Shutter Hardware: A Florida necessity. Ensure the hand-cranks for accordion shutters or the keys/wingnuts for locking panels are easily found.
  • Smart Home Credentials: If your home is a "Smart Home" (common in newer Viera Builders models), write down the master codes or transfer the digital credentials for Ring doorbells, smart thermostats, and keypad locks.
  • Pro-Tip: Utilities & Insurance: Don't forget to schedule your utilities (FPL, water, internet, etc.) to be disconnected or transferred out of your name the day after closing. Call your homeowner's insurance provider to cancel your policy only after you have confirmed the sale is fully funded and closed.
