The Addison Village Real Estate & Community Guide

Your complete guide to Viera's premier village: explore neighborhood breakdowns, HOA details, and exclusive resort-style amenities.

If you are looking at Viera West, Addison Village Club is a huge landmark in the local community. As a local agent, the number one reason my clients gravitate here isn't just the houses—it’s the hyper-connected lifestyle. You can just take your golf cart to the Addison Center shopping plaza and even all the way to the Avenue or Lakeside Social at Viera Town Center, thanks to the wide side- and crosswalks.

What makes Addison Village unique from an investment standpoint is how they engineered the subdivisions. Instead of the typical Florida cookie-cutter grid, you have distinct neighborhoods. I have helped clients buy homes from the cove-style Trasona in the north-west to the gated waterfront neighborhood of Valencia in the south-east of Addison Village.

Now keep in mind though that this lifestyle does come with additional fees (HOA & CDD) funding the infrastructure, as well as strict HOA guidelines to protect the neighborhoods home values. So if you are an active buyer who will use the resort pools, the indoor gym, and the tennis/pickleball courts, this is the perfect neighborhood for you.

If you prefer more privacy and no community fees, this isn't the right fit.

Amenities & Perks

World-class recreation, climate-controlled fitness, and exclusive resident-only community hubs.

The Lifestyle

Living in Addison Village is fundamentally about master-planned connectivity and premium convenience. You can easily jump into your golf cart and cruise over to the Publix at Addison Center or catch live music at Lakeside Social without ever needing to merge onto a major highway.

This area was explicitly engineered with a sophisticated network of multi-use paths and designated golf cart crossings to prioritize low-emission, alternative transportation. With Target, Walmart, and Publix all in golf-cart distance, you have your pick when it comes to groceries.

Various restaurants are in golf-cart distance as well, including Urban Prime, Cracker Barrel, Walk-On’s, Outback Steakhouse, Buffalo Wild Wings, Longhorn Steakhouse, Chili’s, 28 North Gastropub, Melting Pot, Bonefish Grill, and many more options.

Addison Village Club

World-class recreation, climate-controlled fitness, and exclusive resident-only community hubs. From the multi-million-dollar Addison Village Club to a decentralized network of specialized micro-parks, recreation is built right into your backyard.

The operational and social anchor of the community is the Addison Village Club. Situated on a 10.45-acre site at 8150 Stadium Parkway, this multi-million-dollar complex serves as a versatile civic center. The 11,000-square-foot clubhouse is enveloped by a sweeping veranda and features an indoor gymnasium with professional-grade flooring for basketball, volleyball, and badminton.

For private resident events, the club provides designated meeting rooms, a spacious club room, and a fully equipped catering and prep kitchen.

The outdoor aquatic center is strategically split into two specialized zones to accommodate all residents:

  • The Family Pool: Features a zero-entry incline, a dynamic splash zone, and a bucket drop.
  • The Lap & Leisure Pool: Designed for serious athletic conditioning, this 180,000-gallon pool offers four precisely measured 25-meter lap lanes.
  • Event Pavilions: Residents can entertain at the Family Pavilion, which includes picnic tables, a wet bar, and refrigeration, or the Leisure Pavilion, outfitted with a flat-screen TV and comfortable lounge furniture.
  • Tennis & Pickleball: Six hard tennis courts feature shaded benches, and dedicated shade covers, with courts three and four offering optional pickleball netting. There are also two dedicated pickleball courts, and indoor pickleball is available inside the gymnasium.
  • Lawn Sports & Fitness: The grounds include two bocce ball courts and an immaculate croquet and event lawn.

Beyond the main club

The Viera Company developed a highly decentralized micro-park system so residents always have recreational spaces right outside their doors.

Palmetto Park

Located at 7485 Millbrook Avenue, this park features the Millbrook Twoplex—two permanent, outdoor asphalt pickleball courts—alongside a sand beach volleyball court, a soccer field, and shaded pavilions. This park is often a gathering spot for neighbors. Check the Addison Village calendar for special events, food trucks, and more.

Nearby Parks

If the internal amenities are not enough, residents live just minutes from massive regional hubs. Viera Regional Park spans 117 acres and features an 18,000-square-foot community center, lighted baseball fields, and multipurpose soccer fields for youth sports leagues. For raw, untamed nature, the River Lakes Conservation Area (Mocassin Island Tract) offers pristine hiking trails along the St. Johns River, accessible just west of the Duda Sod Farm.

Pros & Cons

Pros

  • The Golf-Cart Lifestyle: Safely navigate to grocery stores, dining (like Urban Prime and Borrows West), and community events without getting on a major road. Residents can legally operate golf carts on local roadways where the posted speed limit does not exceed 30 miles per hour (excluding Wickham Rd, Pineda Cswy and Viera Blvd).
  • Unmatched Amenities: The multi-million-dollar Addison Village Club anchors the community with a resort-style pool with a splash pad and a seperate lap pool, 6 tennis courts, indoor/outdoor pickleball, and a massive gymnasium.
  • Decentralized Parks: You don't have to go to the main club for everything. Viera Builders built a brilliant "micro-park" system (like the dog parks at Central Bark and the hockey rink at La Roca) so recreation is always right outside your front door.

Cons

  • Mandatory Fees: Access to the Addison Village Club is tied to your deed. You must pay the annual dues whether you use the facilities or not.
  • Dense Footprints in Certain Neighborhoods: While custom luxury homes, such as in Valencia or Seville offer larger lots with waterfrontage, some neighborhoods in Addison Village feature zero-lot lines, meaning very tight spaces between neighbors.
